What you get

Six missions. One operating system.

Twenty-eight commands across the work an agent actually has to deliver — every one writing back to a local markdown workspace that compounds session over session. No retyping context, no losing the thread, no generic output.

Run the day-to-day

Keep the pipeline current and the workspace honest

Stand up your workspace once. Keep it accurate with one-line commands the rest of the system reads from.

  • /nyoa-setup
    Guided onboarding

A short interview that captures your voice, your brand, and your active book of business.

  • /nyoa-client-add
    Add a client

Buyer, seller, or lead. Creates a structured file with timeline, preferences, and documents.

  • /nyoa-listing-add
    Add a listing

Property facts, comps, showings, offers, and photos — all in one place.

  • /nyoa-pipeline
    Pipeline view

Stage-by-stage book of business with rolling activity and stale-item callouts.

  • /nyoa-log
    Log an interaction

"I just talked to Jane." Auto-routes to the right client or listing folder and refreshes the recent-activity feed.

  • /nyoa-weekly-review
    Weekly review

Friday wrap-up plus Monday plan. Wins, slips, top three next week, overdue follow-ups.

  • /nyoa-connect
    Connect your tools

Detect Google Workspace, Notion, Slack, and other integrations so other commands can branch on what you have.

  • /nyoa-help
    Help system

Lists the right command for what you're doing, explains any skill on demand, and serves six step-by-step workflow recipes.

  • /nyoa-doctor
    Workspace health check

Audits your schema, setup completeness, connectors, and stale items. Tells you exactly what's missing and how to fix it.

  • /nyoa-find
    Search your workspace

Grep across every markdown file in your workspace and context — matches with file paths and surrounding text.

  • /nyoa-archive
    Archive old deals

Moves Closed entries older than ninety days to an Archive section in your pipeline. Folders stay; the view stays clean.

  • /nyoa-compliance-review
    Built-in fair-housing review

Every output passes through a compliance check applying federal fair-housing rules plus your state's specifics — with a full audit log of decisions.

Win and launch a listing

From the kitchen-table pitch to Saturday's open house

Everything between "I'd like you to list my house" and the first weekend's turnout — in one workflow.

  • /nyoa-listing-presentation
    Listing presentation

Market narrative, comp summary, pricing strategy, marketing plan, and a "Why Me" section drawn from your filed proofs.

  • /nyoa-listing-audit
    Listing audit

Score any listing across eight dimensions. New in v0.7: a site-audit mode that runs SEO + AEO checks on your own website.

  • /nyoa-listing-copy
    Listing copy

MLS remarks, long description, social posts, and a buyer email blast in your voice. With opt-in carousel script and photoshoot brief.

  • /nyoa-open-house
    Open-house promotion

Full multi-channel promo package — Instagram post, Facebook event, sphere email, text blast, Stories sequence, sign-in card — plus a day-of run-of-show.

  • /nyoa-3d-tour
    Photoreal 3D walkthrough

Stand up a 3D Gaussian Splat tour for a listing — vendor brief, DIY phone-scan checklist, hosting decision tree, MLS / iframe / email / yard-sign QR snippets, and a launch-day promotion package. $200–$800 instead of the $1,500+ a Matterport scan used to cost. Listing copy, presentation, comms, and open-house promo all auto-include the tour URL once it exists.

Manage the transaction

The dates, the offers, the paperwork

The administrative work that breaks deals when it slips. NYOA extracts, schedules, and surfaces what you owe.

  • /nyoa-contract-deadlines
    Contract deadlines

Upload an executed contract; get every dated obligation with owner, consequence-if-missed, and reminder offsets. Writes to your calendar and tasks.

  • /nyoa-offer-analyzer
    Offer analyzer

Paste a contract. Get a plain-English seller briefing with key terms, contingencies, and counter-talking points.

Talk to buyers, sellers, past clients

Drafts that sound like you, sent on the right cadence

The messages you send every week — and the year of touches after a closing that most agents skip because they can't remember to do them.

  • /nyoa-buyer-seller-comms
    Buyer & seller messages

Buyer drips, seller updates, offer summaries, follow-ups, referral asks. SMS, email, and voicemail variants. New v0.7 templates: birthday, anniversary, closing-day note.

  • /nyoa-touch-cadence
    12-month touch cadence

A year-long past-client plan written as real scheduled tasks — not a markdown table you forget about. Front-loads relationship, saves the soft referral ask for month seven.

Get found, grow the database

Brand and growth work that compounds

How agents who don't cold-call still grow. AI-search content, social, market commentary, neighborhood pages, testimonials — every one filed for re-use.

  • /nyoa-aeo
    AI-search articles

Get recommended by ChatGPT, Perplexity, and Gemini using a four-type article framework: Best Choice, Reasons to Choose, Local Service, Head-to-Head.

  • /nyoa-social-content
    Social content

A week of platform-specific posts not tied to a single listing. Plus six Instagram modes — Monday planner, welcome DMs, engagement reset, hashtag audit, info-comment replies, just-sold.

  • /nyoa-market-update
    Monthly market update

Three matched formats from one set of MLS numbers — blog post, Instagram caption, email newsletter. Each month's thesis builds on the last.

  • /nyoa-neighborhood-page
    Neighborhood landing page

A Fair-Housing-compliant page for your site — intro, feature blocks, schema-ready FAQs. Built to stay on the right side of the FHA, which is where most neighborhood pages don't.

  • /nyoa-testimonial-engine
    Testimonial engine

Collect, catalog, and repurpose reviews into proof for AEO articles, listing presentations, and social posts.

  • /nyoa-database-audit
    Annual database audit

Segments every contact into A / B / C / D with a recommended next action. Writes the segmentation back to client profiles so your pipeline shows segments going forward.

Close the books

The end-of-month finance work agents postpone until April

Three jobs that share one compliance posture: NYOA drafts, the human reviews. Verification footers on every output.

  • /nyoa-bookkeeping
    Bookkeeping — receipts, settlement, mileage

Three modes in one skill. Categorize a month of receipts and draft the bookkeeper email. Extract commission and concessions from an ALTA / HUD-1 / closing statement. Build a calendar-derived mileage log. Every output written to your finance folder with the right disclaimer.

How it works

From purchase to first listing presentation in one afternoon.

STEP 01

Purchase plugin access

One-time payment, no subscription. You get an email with everything you need to install — and the team behind it on the other end.

STEP 02

Install in Claude

Add the NYOA marketplace to the Claude desktop app (or Claude Code in your terminal) with one URL. Toggle on the plugin. Auto-updates handle the rest.

STEP 03

Run /nyoa-setup

A short interview captures your voice and your active book of business. Every command after that knows who you are.

Why it works

Not an AI tool company that added real estate later.

The opposite. NYOA is opinionated about how an agent’s day should go, then built to match.

Built by agents, for agents

Every workflow was refined by someone who works listings and represents buyers — not by consultants who have never been to a closing.

It learns your voice

NYOA reads your sample writing once, then writes everything in it. No more AI output that sounds like everyone else.

Your work compounds

Every conversation, log, and listing lives in a local markdown workspace you own. Each session starts with full context — never from scratch.

Fair Housing by default

No protected-class language. No unsourced structural claims. "Primary bedroom," not "master." Built into every output, not bolted on.

Pricing

One price. Yours to keep.

No subscriptions. No per-seat fees. Less than the cost of one closed transaction’s referral fee, and it works for every transaction after.

Common questions

Honest answers to the obvious questions.

Do I need a Claude subscription?

Yes. NYOA is a Claude plugin, so it runs inside the Claude desktop app (or Claude Code in your terminal) — not in claude.ai in the browser. Claude Pro is the minimum recommended plan and is what most agents are already on.

How long does setup actually take?

About an hour from purchase to first useful output. The install is two clicks. /nyoa-setup is a short interview — answer as much or as little as you want, and you can resume anytime.

Is this just a pile of prompts?

No. It is a system. Every command writes to a local markdown workspace (clients, listings, pipeline, voice, brand) so future sessions start with full context. The work compounds; the prompts are just the surface.

Will my client and deal data leave my computer?

Your workspace stays on your machine. NYOA reads and writes local markdown files. Anything Claude itself processes follows Anthropic's privacy terms.

Does this work on Mac and Windows?

Yes. The plugin runs in the Claude desktop app (Mac and Windows) and in Claude Code (Mac, Windows, Linux). Same commands either way. It does not run in claude.ai in the browser — Claude plugins are a desktop / CLI feature.

Does NYOA handle contracts, settlement statements, and finances? Is that safe?

It drafts; you verify. /nyoa-contract-deadlines extracts every dated obligation from an executed contract and writes the schedule to your workspace and calendar. /nyoa-bookkeeping categorizes receipts, extracts the financial detail from an ALTA / HUD-1 / closing statement, and builds a calendar-derived mileage log. Every output carries a verification footer making the posture explicit: the contract is the authoritative source, your CPA decides deductibility, and a human signs off before anything is filed or relied on. NYOA is the drafter, not the transaction coordinator and not the bookkeeper.

Can NYOA replace my CRM?

Not exactly — and most agents don't need it to. NYOA reads from and writes to a local markdown workspace, so the client and listing data live with you instead of locked in a SaaS vendor's database. If you already use Follow Up Boss, HubSpot, or another CRM, NYOA can branch on it through /nyoa-connect. If you don't have a CRM at all, /nyoa-pipeline, /nyoa-database-audit, and /nyoa-touch-cadence cover most of the relationship-management ground a CRM does — pipeline stages, A / B / C / D segmentation, twelve-month past-client cadences scheduled as real tasks.

What about Fair Housing? The new content tools sound risky.

Fair Housing is the highest-risk content category in real estate, which is why NYOA was built around it from day one. Every content output (listing copy, neighborhood pages, open-house promo, social posts, market updates) runs a compliance pass before delivery: no demographic targeting, no school quality claims without a current source, no "safe" or "exclusive" framing, "primary bedroom" not "master." The /nyoa-neighborhood-page skill has the most thorough check in the system — neighborhood pages have generated the most FHA litigation in the industry. That said, you are still the licensed professional. The compliance pass is a safeguard, not a substitute for your review.

Does NYOA actually scan the 3D tour for me?

No — NYOA scaffolds the workflow around the scan. The actual capture happens in a third-party app (Polycam, Luma AI, Scaniverse) or with a freelance scanner you hire. /nyoa-3d-tour generates the vendor brief you send (with the $300–$800 pricing band by sqft tier and the deliverable spec already locked in), the DIY phone-scan checklist if you'd rather do it yourself, the hosting decision tree across PlayCanvas Supersplat, Polycam, Luma, Matterport and self-host options, the embed snippets for MLS and your website and yard-sign QR, and a launch-day promotion package. Once you have the URL, NYOA files it at listings/<slug>/marketing/3d-tour.md and the rest of the listing skills (copy, presentation, buyer comms, open house) auto-include it.
